Why everything is built for "luxury" and why I’m over it.

My Home of The Week

I don’t want you to buy this house. At least, not in the way you’ve been taught to buy one. When you look at 608 Davis Ave, I want you to look past the "3-bedroom" label and see the 3,190 square feet of potential. Today, everything is built for "luxury," luxury apartments, luxury condos, luxury finishes, but we have a massive shortage of attainable community.

In 10 years, I believe co-living will be a national standard in America, much like it already is in major hubs across Europe and Asia. We are finally waking up to the fact that we need better ways to simply live. Whether you are an investor looking to maximize impact or a homeowner "house hacking" to offset a mortgage, co-living is the bridge to affordability. We aren't just selling real estate anymore, we’re creating room for people to actually breathe. That is my new motto for 2026.

What I’m Following

The "Bad Bunny" Effect

If you missed the Super Bowl halftime show last night, stop what you’re doing and go watch it. It was a absolute masterclass in production, choreography, and Puerto Rico pride.

But here is why I’m watching it from a business perspective, Puerto Rico is about to see a massive travel revenue surge. For a lot of viewers, this was an introduction to the vibrant energy of the island. I expect we’ll see "The Bad Bunny Effect" take hold, bringing a wave of tourists eager to see what this American territory is all about. While most people are looking at "luxury" destinations elsewhere, Puerto Rico is proving that culture and tradition are the real draws for 2026. Keep an eye on the short-term rental market there; it’s about to get very busy.

What The Local Market Is Doing

The Winter Freeze

As of February 9th, the Central Virginia market is feeling the chill. We currently have 355 homes for sale, but here’s the kicker: only 187 of those are resale. The rest? They’re new construction projects that haven't even been built yet.

So, what does this mean for you? This recent winter storm has acted like a "pause button" for the market. Sellers are hunkering down and waiting for the ice to melt so they can capitalize on the massive wave of spring buyer demand. If you’re feeling frustrated by the lack of options right now, just know, the demand hasn't gone anywhere, it’s just waiting for the first sign of green grass.

Local Spotlight

New Weightlifting Gym coming to Charlottesville

Sometimes the best local intel comes from the most unexpected places. I actually found out about our newest local business through Facebook Marketplace!

I was buying an item from the owner of the brand-new Blue Ridge Barbell Gym, and we started talking shop. While I’m more of a "gym-adjacent" guy (my wife is the frequent visitor), I was fascinated by their mission.

Most gyms in Charlottesville have turned into "social clubs" or high-end spas. Blue Ridge Barbell is different, it’s going back to the roots of bodybuilding and intentional strength training. If you’ve been looking for a place that prioritizes iron over aesthetics, this is it.

The Details:

  • Where: 1102 Rose Hill Dr. (Right by Burley Middle School)

  • When: Opening to the public on February 21st, 2026.

  • Vibe: 24/7 access, serious equipment, and zero fluff.

Check them out here and tell her I sent you!

My Final Thoughts

I’ll be honest, I took some time away from this newsletter because the weekly grind was starting to lead to some serious burnout. I wanted to make sure that when I showed up in your inbox, I was bringing real value and fresh perspectives, not just "noise."

But I’m back, recharged, and ready to keep you informed so you can make the best decisions for living and working right here in Charlottesville.

If you’ve been wondering what I’ve been up to over the last few months, come say hi over on Instagram! I’ve been sharing more of the "behind the scenes" there, and I’d love to see some hearts on my recent posts.
