Detroit is currently testing a new real estate strategy that I hope catches on in Virginia. They've introduced a pre-approved housing design program where builders can choose from a catalog of pre-vetted blueprints and get their construction permits approved in as little as a single day.

Usually, getting architectural plans reviewed and permitted by city bureaucracy can drag on for months, driving up carrying costs. By using city-approved templates, small builders can slash their pre-construction timelines by up to 80% and save thousands in design fees.

I think this is a brilliant, common-sense way to boost housing inventory and lower price points for buyers. It gives smaller, local builders a fighting chance to construct affordable single-family homes and accessory dwellings (ADUs) efficiently.

I recently received a phone call from another local agent here in Crozet, asking how showings were going on my listings. She told me her newest listing has been sitting for three weeks with only a few people walking through the door.

Honestly, this isn't an uncommon occurrence for our area right now. In fact, I wrote about this exact same trend last year at this exact time!

Historically, our central Virginia market's summer slowdown doesn't hit until July. But recently, that dip arrived early in May, and this year is doing the exact same thing. So, looking ahead to next year, I’m probably going to be telling you the same story: expect the slowdown in May.

What This Means for Sellers and Buyers

Does that mean homes aren’t selling? Absolutely not. It just means:

  • Days on market (DOM) are stretching out.

  • That aspirational, "shoot-for-the-stars" price you were hoping for probably isn't going to happen.

  • The good news: You'll still come out ahead, as home values are up about 2% from this time last year.

If you have a home in a desirable neighborhood that has all the bells and whistles, and is priced correctly from day one, it’s still going to fly off the market in 4 days.

Macro Thoughts: Will Weather Affect the Future Housing Market?

When you read that headline, I bet you thought I was going to pivot to geopolitical headlines or international conflict. No, I mean the literal weather.

With a historic El Niño pattern locked in, we have to start asking some big macro questions about the future of real estate:

  • Will escalating storms begin to break the insurance companies?

  • Will highly desirable beach locations lose their luster because of major yearly weather events?

  • Will extreme summer heat waves force buyers and sellers to start migrating north?

Maybe. Or maybe we all just adapt, live with it, and accept the droughts as the new normal. Time will tell, but the climate is quietly becoming one of the biggest players in real estate.
