Think about it, Freddy is just a regular guy who has never even shown his face to the public. In every single photo, he and his friends have emojis pasted over their faces to protect their privacy.
And yet, massive global brands and major sports teams are practically tripping over themselves to hand him free, VIP experiences just so he will post about them. As consumers, we are watching this play out and eagerly consuming the content without even realizing we are being marketed to.
Why does it work? He is so unapologetically authentic that we, the consumers, will watch whatever he puts out while he is traveling here. That raw, human connection is exactly what big corporate brands desperately want but have completely lost track of lately.

U.S. mortgage applications just slid another 3.8%, which marks the fourth drop in the last five weeks. The main culprit behind this slowdown is mortgage interest rates. The average 30-year fixed loan is holding firm at around 6.78%, and that persistent rate is keeping a lot of qualified buyers on the sidelines. In fact, overall purchase applications fell 3.4%, and the average loan size dropped to $394,100 as buyers pull back on how much debt they are willing to take on in this environment.
So, how does this macroeconomic trend affect our local Charlottesville housing market? It perfectly tracks with the early summer lull we have been experiencing lately.
Local buyers are feeling the exact same rate fatigue that the national numbers reflect. Property showings have slowed down across the board because buyers are being highly selective about what they tour. It is important to know that this is not a market crash, local home values are still up about 2% from last year, but it is a clear sign that the market is rebalancing. Sellers simply have to price for current market reality, not their highest aspirations.
